Scope: 244 rooms in a new 16-floor tower adjacent to an existing operating hotel complex of over 200 rooms.

Description of Project:
This large project provides 244 additional high-end rooms in a new 5 Star 16-floor Hotel tower, including the complete re-modelling of the existing hotel’s front of house, and food and beverage areas and existing rooms.

Role Undertaken:
Pragmatix has worked very closely with Langham Hospitality Group, Great Eagle and the consultant team to develop a design to optimise the 5-star experience sought by the owner and operator, while staying within the budget constraints needed to deliver a viable investment.

Pragmatix has worked alongside the client to procure the consultant team, manage the design phases and procure a contractor.

Value added to project:
The Client was based overseas and not familiar with the local development and construction industry.  Pragmatix were able to provide local knowledge and support to ensure that their requirements were delivered and gave them a locally trusted partner to work with.  We brought value by always looking after their best interests and guided them through a complex project that involved more than 12 separate Building Consents on one of Auckland busiest roads.

Personnel:
Simon Mrkusic carried out the Project Director, Design Management and Engineer to Contract roles for this project.  Once Emile Levin joined the team as the Engineer’s Representative role on the new Tower, Simon then carried these same roles for the existing hotel refurbishment with matched the project complexity due to working in an operational and historic environment.

Since the third quarter of 2018 when Great Eagle first engaged Pragmatix’s service for the overall redevelopment of the Cordis Auckland Hotel (formerly The Langham Auckland) until its completion in the fourth quarter of 2021, Pragmatix have provided unwavering support.

Their professional knowledge, expertise and “cool head” during all types of situations made this project an ultimate success.

As always in most successful projects, the key is to have a great team behind you. Pragmatix, guided us (The Client), who was not familiar with the local development and construction industry, to engage an excellent team. This was even with the cost constraints that we were facing.

With a live operating hotel on the same site, constructing a brand new 16-floor 244-room extension would always have some tough situations. Added to this was working with two separate General Contractors. Therefore, it is testament to Pragmatix’s steadfastness and resilience that all key stakeholders and the public in general love the development.
