Sylvia Park Development

PROJECT MANAGEMENT KEY INFORMATION

Project Name: Sylvia Park Development
Client: Kiwi Property
Location: Mount Wellington
Project Timeline: Q3 2015 – Q3 2020
Approx value: $250m
Sector: Retail
Scope: 19,000m2 retail, 55,000m2 carparks

Description of Project:
The first three stages of construction of this major retail expansion were for international fashion retailers Zara and H&M, together with a mall ambience upgrade, and a dining district.

This has been followed by the construction of extensive multi-storey carpark buildings together with a further 19,000 square meters of new major, mini-major and specialty retail tenancies on top of the existing mall known as the Galleria. Construction was carried out whilst the centre continued to trade, requiring extensive planning and communication with all stakeholders to minimise the impact to the existing centre and tenants.

The project includes extensive infrastructure work, both private and public, including connection to, and diversion of major utilities (water, wastewater, power, gas), roading, and intersection upgrades and associated civil works, and works over the Eastern electrified railway line.

Role Undertaken:
Tony was engaged very early in the feasibility of the project to help put together a framework to allow this complex project the chance of a successful delivery.  Pragmatix acted as the Engineer to Contract, Engineer’s Representative, Client Advisor, Design Manager and Project Manager of the project.

Our role started in Q3 2015, lasted over 5 years and evolved as required to suit the clients requirements.

Value added to project:
Engaging with external stakeholders and effectively managing the interface between multiple contractors added significant value to the project by fostering collaboration, reducing delays, and ensuring alignment across all parties. By proactively obtaining approvals outside of the standard territorial authority consents, potential bottlenecks were identified and resolved early, enabling smoother project progression. Additionally, facilitating clear and timely communication during the consenting ensures regulatory requirements are met efficiently, and supports more informed decision-making—ultimately contributing to the successful and timely delivery of the project.

Furthermore, the collaborative project planning approach was essential when managing multiple overlapping projects and complex interfaces with both internal and external stakeholders. This approach enhanced coordination, optimised resource allocation, minimised conflicts, and help promote a unified project vision—ultimately contributing to more efficient delivery and better project outcomes.
