PROJECT MANAGEMENT KEY INFORMATION
| Project Name: Kmart Distribution Centre Client: Tainui Group Holdings Location: Ruakura Superhub, Hamilton Project Timeline: Q4 2021 – Q3 2023 Approx value: $85m Sector: Industrial Scope: New build industrial warehouse development, 3916 Contract with management of international Tenant |
Description of Project:
The Kmart North Island Distribution Centre is a 35,000m2 state of the art facility that replaced the existing facilities that Kmart had across the North Island.
Role Undertaken:
Pragmatix delivered the Kmart Distribution Centre on behalf of Tainui Group Holdings. Our role commenced from the initial competitive bid to Kmart, then developing the procurement strategy, through to the delivery of the project. We provided both Project Management and Engineer to the Contract services. Pragmatix procured the design team and worked closely with TGH for the tender to secure Kmart as the tenant. We then led the securing of a Certificate of Compliance for the Resource Consent. This enabled us to the procure and work closely with the design and build contractor on behalf of Tainui Group Holdings to ensure the project was delivered on-time, under-budget and to meet Kmart’s stringent tenant specification requirements as well as the design requirements from TGH. To ensure a smooth delivery, it was critical to create a collaborative team culture to bring together a diverse international group of designers and stakeholders.
Value added to the Project:
Despite such a large build and complex design requirements, the project was delivered from design to completion in only 20 months and completed on the initial programmed completion date. The integrated closeout and handover were a smooth process due to the early focus provided by Pragmatix from the outset of the project, and the final build was completed on time and under budget. To facilitate the aggressive programme, Pragmatix planned and implemented strategies and overlapping stages, including staged consents and a phased integrated fitout.
As a result of our enduring relationship with Tainui Group Holdings and our commitment to excellence, we were re-engaged to uplift the Green Star submission on this project from 4 to 5 stars. This was awarded in early 2025.
The project was also recently awarded a Merit award at the 2024 Property Council Awards in the industrial category.
