Description of Project:
IntraCare Limited are a tenant in the Mercy Ascot Hospital in Epsom and were experiencing issues with their HVAC system and leaks it caused. The project involved the repair and replacement of in ceiling services to suit their tenancy duration, including all the associated fitout repairs.
Role Undertaken:
Pragmatix provided design, scope and programme review advice to ensure that the project met the clients’ requirements. We carried out Project Manager services as well as providing the skills to act as the Engineer to Contract on their behalf.
Value added to project:
The initial project as briefed by the client direct to the design team, came in significantly over budget. We worked with the client to come up with a cost-effective solution that achieved their desired outcomes whilst reducing scope and costs significantly.
After a review of the project status and programme, and initial budget cost report, it became immediately apparent that feasibility of the project as initially designed far exceeded the client’s budget. We queried the client on their future plans and in particular the duration of their remaining tenancy, and if an extension was likely. This allowed for a substantial reduction in performance scope, and removal of redundancy to the mechanical services scope, and added a more frequent maintenance regime, to the end of the tenancy. We altered the contractor procurement to a negotiated tender with a preferred main contractor, and engaged a mechanical contractor to design and build the reduced scope. This mitigated additional design cost, avoided structural alterations and negated consenting.
